NOTICE OF SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 22nd day of September, 2016, at 10 o'clock, A.M., Front Lobby, of the Pittsburg County Courthouse in McAlester, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: A tract of land in the South Half (S/2) Southeast Quarter (SE/4) Northeast Quarter (NE/4) of Section Twenty-two (22), Township Five (5) North, Range Fourteen (14) East of the Indian Base and Meridian, Pittsburg County, State of Oklahoma, according to the U.S. Government Survey thereof, more particularly described as follows: Commencing at the Southeast Corner (SE/C) of said Northeast Quarter (NE/4); thence North 1 degree 09'45" West along the East line of said Northeast Quarter (NE/4) a distance of 362.50 feet to the point of beginning; thence South 87 degrees 00'49" West a distance of 228.83 feet; thence North 80 degrees 21'08" West a distance of 206.16 feet; thence North 00 degrees 10'28" West a distance of 98.49 feet; thence North 81 degrees 52'34" West a distance of 90.86 feet; thence North 00 degrees 10'42" East a distance of 150.93 feet; thence North 89 degrees 44'42" East a distance of 515.71 feet; thence South 01 degrees 09'45" East a distance of 287.24 feet to the point of beginning, commonly known as 2458 Shuman Road, McAlester, OK 74501 (the "Property") Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Pittsburg County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2016-00010, entitled J.G. Wentworth Home Lending, Inc., Plaintiff, vs Jacob Cullen Junell, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, J.G. Wentworth Home Lending, Inc., in the sum of $391,354.97 with interest thereon at the rate of 3.375% per annum from June 1, 2015, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid.
