Kirby No. PB-2015-583 PETITION TO SELL REAL PROPERTY COMES NOW, Jack H. Petty, Esq., Special Administrator of the Estate of WANDA LEE NICCUM, by and through his counsel of record, and respectfully shows the Court as follows: 1. That decedentâs estate consists of both real and personal property. 2. That the real property in said estate is unoccupied, requires a great deal of maintenance, and will be costly to maintain. 3. That is currently no money in the Estate for expenses or charges for administration of the Estate, and that it would be in the best interest of the estate if the Special Administrator is allowed to sell the real property so that the estate may be distributed in the form of money rather than real property. 4. That the value of the real property is approximately $200,800, as evidenced by the general inventory and appraisal filed herein. 5. That it is necessary to sell all of the real property for the reasons stated hereinabove. That the legal descriptions of said properties are as follows: Property Description: Oklahoma County, Oklahoma Estimated Value: All of the West Half (W/2) of the West Half (W/2) of the Northwest Quarter (NW/4) of the Northwest Quarter (NW/4) of Section Twenty (20), Township Eleven (11) North, Range One (1) West of the Indian Meridian, according to the Government Survey thereof. LESS AND EXCEPT; a parcel of land lying in the above described tract. Said land deeded to the State of Oklahoma, by dedication deed dated February 9, 1960, filed February 23, 1960, and in Book 2461, page 705. Said tract contains 5.25 acres, more or less $162,000 Property Description: Pittsburg County, Oklahoma Estimated Value: Lots 13 and 14 in Block 7 in ARROWHEAD ESTATES SECTION NO. 1, Pittsburg County, State of Oklahoma $38,800 6.
